Biscayne Landing Master Plan

Miami, Florida

Project Information

The 183.85 acre (74.4 hectare) Biscayne Landing site is an EPA brownfield site in the process of environmental remediation. Located near Biscayne National Park, the Oleta River State Park and Florida International University’s Biscayne Bay Campus, the Biscayne Landing is primed to be North Miami’s most noteworthy development in modern history.

Arquitectonica created a master plan for the 300,000 SF (27,870 SM) Biscayne Landing Commercial District site, which will serve as a focal point for the Biscayne Landing community. The Commercial District development totals 1.1 million SF (102,000 SM) and consists of retail, hotel, office, amenity, restaurant and residential components. All buildings in the Commercial District have been designed to be LEED certified.

A significant effort was made by Arquitectonica and ArquitectonicaGEO to incorporate a wealth of sustainable features into the Commercial District’s master plan. Features include the use of a bioswale for storm water management and an artificial marsh created to emulate the bio-filtration functions of a natural wetland – in an endeavor to minimize the pollution in the district’s runoff water.
